Impact windows for the whole house

A whole-house impact window job is measured opening by opening, quoted with the product approval your county requires, permitted by the installer and inspected by the building department. One call lines up the installer; the quote is free.

What people call about

  • A house that still has shutters or panels and an owner who wants to stop putting them up every June.
  • Old aluminium single-pane or jalousie windows on a concrete-block home from the 1960s to 1990s.
  • A home bought recently where the inspection report flagged the windows.
  • An owner planning a wind mitigation inspection and wanting every opening protected.
  • A house being prepared for sale, where impact windows are the item buyers ask about first.

What to have ready

  • A count of the openings, room by room, with rough sizes: the free window inventory planner on this site makes one.
  • Any HOA or condo rules on frame colour, grid pattern or glass tint, so the quote matches them the first time.
  • A note of which windows open now and which you want to open, and where egress is needed in bedrooms.
  • Access: furniture and blinds pulled back from each window on the day, and a clear path to the openings outside.

What happens on the visit

  • Every opening measured for width, height and depth, and the frame type noted (block, frame, stucco, existing bucks).
  • A written quote that names the product, its approval (a Miami-Dade Notice of Acceptance in Miami-Dade and Broward, a Florida Product Approval elsewhere), the frame colour and the glass.
  • The permit application filed by the installer with the city or county, with the product approval and the installation details the building department asks for.
  • Old windows removed, openings prepared, new frames set plumb and square, anchored to the approved schedule, sealed and finished inside and out.
  • The final inspection scheduled with the building department, and the paperwork handed to you for your records and any wind mitigation inspection.

In Miami-Dade, Broward and Palm Beach

Miami-Dade and Broward are the High-Velocity Hurricane Zone, so every window installed there has to carry a Miami-Dade Notice of Acceptance for the exact product and installation. Palm Beach County is outside the HVHZ and a Florida Product Approval applies, with the design pressures the plan reviewer sets for your address. The installer quotes products with the right approval for your county; the inspection stays with the building department.

Questions people ask

What makes a window an impact window?
The glass is laminated: two sheets of glass bonded to a tough interlayer, so a hit cracks it but it stays in the frame. The frame and anchoring are tested with the glass as one assembly, which is what the product approval covers.
Do I need a Miami-Dade Notice of Acceptance?
In Miami-Dade and Broward counties, yes: they are the High-Velocity Hurricane Zone and the building department expects an NOA for the product and the way it is installed. In Palm Beach County a Florida Product Approval is used instead. The installer quotes a product with the approval your county requires.
Who pulls the permit?
The installer. Replacing windows is permitted work in every South Florida city and county, and the installer files the application, posts the permit and schedules the inspection. The building department decides whether the work passes.
Can I do the house in stages?
Yes. Many owners do the front or the bedrooms first. Mention it at the quote so each stage is measured and permitted properly, and so the frames and colour match across stages.
Will I still need shutters?
An opening fitted with an approved impact window does not need a shutter over it. Openings you leave unchanged still need their own protection, which matters for a wind mitigation inspection, where every opening counts.
How long does the whole job take?
Ordering the windows is the long part, then the installation is usually a few days for a typical house. The installer gives you the schedule with the quote; nothing starts until you have agreed the price.
