Replace old windows before storm season

Jalousie, single-pane and corroded aluminium windows are replaced one for one with impact windows that fit the existing openings. The installer measures, quotes an approved product, pulls the permit and does the work; the quote is free.

What people call about

  • Jalousie windows that no longer close tight, or that let in rain and bugs.
  • Single-pane aluminium windows from the original build, with pitted frames and worn seals.
  • Windows that rattle in wind, or that have been screwed shut over the years.
  • A house with a mix of old windows and a few impact ones, to be brought to one standard.
  • An HOA letter about window condition, or a sale where the buyer's inspector listed the windows.

What to have ready

  • A list of the windows to replace and which rooms they are in; a photo of each from inside and out helps.
  • Your HOA's exterior rules on frame colour and grids, if you have an association.
  • Whether any opening has been changed in size over the years, or has a window air-conditioner or security bars attached.
  • A clear path to each window inside and out on the day.

What happens on the visit

  • Each existing opening measured, and the frame condition, bucks and sill checked for what the new window will anchor to.
  • A quote for a one-for-one replacement with an approved impact product (a Miami-Dade NOA in the HVHZ, a Florida Product Approval in Palm Beach County), matched to your HOA's colour and grid rules.
  • The permit filed by the installer; the old windows removed, the openings cleaned up and the new frames set, anchored, sealed and finished.
  • Stucco and interior finishes around the frames made good, and the windows adjusted so every sash and lock works.
  • The inspection called in by the installer and the approval paperwork left with you.

In Miami-Dade, Broward and Palm Beach

Much of South Florida's housing went up between the 1950s and 1990s with aluminium frames that salt air and sun have worn out. In Miami-Dade and Broward, the replacement has to be a product with a Miami-Dade Notice of Acceptance; in Palm Beach County a Florida Product Approval applies. Either way the city or county permits the replacement and inspects it, and the installer handles both.

Questions people ask

Do I have to replace every window at once?
No. One-for-one replacement is done per opening, so you can do the worst ones first. Each stage still needs its permit, and the installer will say how to keep the frames and colours consistent.
Can jalousie windows be made hurricane-rated?
Not by changing the glass. A jalousie window is replaced with a complete impact unit, because the approval covers the whole window, frame and anchoring together.
Does a replacement window need a permit?
Yes, across Miami-Dade, Broward and Palm Beach counties. The installer files it, and the building department inspects the finished work.
Will the new windows look different?
Frame colour, grid pattern and glass tint are chosen at the quote, and most owners match the existing look or their HOA's standard. The glass is thicker and the frames are usually a little deeper.
What happens to the old windows?
The installer removes and disposes of them as part of the job; say so at the quote if you want any kept.
When is the best time to do it?
Before hurricane season, which runs June 1 to November 30. Windows are made to order, so the earlier they are measured and ordered, the better.
